Carpo Law & Associates provides legal advice on real estate transactions and special land issues, representing local and foreign individuals and corporations on their acquisition/disposition of commercial or residential properties in the Philippines.

Our real estate lawyers advise clients on all aspects of real estate development, from contract drafting and land registration to regulatory compliance, joint ventures, and settlement of land disputes.

We have also assisted clients in deals involving nationality restrictions on land ownership, rights of indigenous people over ancestral lands, and other issues involving special classes of property.

Our Legal Services in Real Estate

Contract Drafting

We work with sellers, landlords, property developers, and other concerned individuals on drafting legal contracts for the selling or leasing of real property. The contracts we draft include but are not limited to the following:

  • Sales contracts
  • Purchase contracts
  • Lease contracts
  • Construction contracts

In the event of a dispute or breach of contract, our Philippine real estate lawyers will conduct contract reviews and interpretations to properly execute the terms stated in the contract.

Land Registration and Regulatory Compliance

We will help you register your new property with the Land Registration Authority (LRA), whether the acquired property is for personal or commercial use.

Our lawyers will also assist you in addressing regulatory compliance issues and requesting for necessary certifications from the Housing and Land Use Regulatory Board (HLURB), such as a Certificate of Registration and License to Sell, before purchasing a property.

Settlement of Real Estate Disputes

Our dispute resolution practice in real estate involves providing legal representation on the following issues:

  • Mortgage disputes and defaults
  • Foreclosure issues
  • Implied warranties (such as whether a property is livable or not)
  • Breach of contract
  • Disputes over penalty clauses in the contract
